Outline of Basic Advisory Services*: to construction lenders, developers, owners, investors and public agencies:
Construction Documentation:
- Review of construction related documents including architectural plans, civil engineering plans, geotechnical reports, municipal approval conditions and construction contracts.
- Review the GMP (or other) construction contract form.
Review of Plans and Specifications:
- Provide assessment as to the percentage (%) plans and specs are complete.
- Determine if the plans are sufficiently complete to produce a GMP. If plans are incomplete, identify major items that will need to be addressed.
- Comment on the consistency of the plans as related to the various trades.
Review scope of work, basic building systems and finishes:
- Comment of the sufficiency of systems (either over improvement or under capacity conditions).
- Review and comment on the efficiency of the design and building methods.
Construction cost review:
- Analyze the Hard Cost Budget and Contingency Line Item to determine if the projected costs are reasonable and if the contingency is adequate as related to the status of the plans, specifications, and the stage of design.
- Provide cost comparisons for similar buildings in comparable locations.
- Identify the items that could be subject to substantial cost increases due to the current market of the type of construction. Comment on the potential degree of change.
